Eagle River Meadows is located in Edwards, Colorado. It is bounded by I-70 to the north, Highway 6 to the south, the South Fork neighborhood, Brett Ranch Villas and Lake Creek to the west and the Eagle River Preserve to the east. The property is also bisected by the Eagle River. It encompasses approximately 105 acres of land including wetlands, ponds, creeks, riparian corridors and floodplains allowing approximately 24 acres on the south parcel and 17 acres on the north parcel to be developed.
The south parcel along Highway 6 was used by B&B Excavating, which operated on the site for 30 years. The site was used as a gravel pit and batch plant. All structures on the on the property have been removed and the site has been cleaned.
The north parcel just south of Interstate 70 is vacant, undeveloped land. It sits significantly below I-70 and the railroad with incredible views to the south.
Eagle River Meadows represents one of the last large parcels of land remaining in the Vail Valley.
